CBRE released its 2Q 2025 U.S. Net Lease Investment report noting 2Q25 transaction volume was down 2% versus 2Q24. Industrial assets, despite a 6% decline in volume versus the prior year quarter, continue to garner the majority of demand (56% of single tenant deals).

The overall average net lease cap rate was unchanged compared to the first quarter of 2025. Transaction volume for the most recent trailing twelve months totaled ~$47 billion (up from $37 billion for the year ending 2Q2024).
