REIT deals
-Global Net Lease (NYSE: GNL) announced $74 million of completed dispositions during 2Q2026, including $66 million of occupied office properties at a 7.2% cap rate. YTD dispositions total $145 million.
-FrontView REIT (NYSE: FVR) announced $58 million in acquisitions across 17 properties during 2Q2026 at a cash yield of 7.3%. Dispositions totaled $22.9 million (10 properties) during the quarter. Equity capital raise of $50.5 million during 2Q (average price of $19.50/share).
-Four Corners Property Trust (NYSE: FCPT) acquired two corporately operated Arby’s properties (Indiana & Kentucky) under triple net leases with 7 years of term remaining for $3.4 million (priced at a 6.8% cap rate). Separately, FCPT acquired a corporately operated Springfield Clinic medical property subject to a new 15-year triple net lease for $3.5 million (priced at a 6.7% cap rate).

-Realty Income (NYSE: O) announced a joint venture with Cloud Capital and a global institutional investor to invest in hyperscaler data centers. Realty Income expects to invest up to $1.4 billion for 45% equity stake in a 3-asset Northern Virginia portfolio. The assets are underpinned by 15-year to 20-year triple‑net lease agreements with investment‑grade hyperscale tenants, featuring embedded annual rent escalators customary for these types of hyperscale data centers. The initial seed assets are valued over $6 billion.
A new lease on life (sciences)
Gladstone Commercial (NASDAQ: GOOD) executed a 10.5-year lease with the Ohio Life Sciences Association for 34,000 square feet within its 86,000 square foot office / R&D building in New Albany, OH. The building is now 100% occupied. Terms were not disclosed.
All in the family
JLL Capital Markets announced a $75 million sale/leaseback on behalf of Family Dollar. The deal includes 46 properties across 19 states, and the buyer was an unidentified “institutional real estate investor.”

Debt deals
-W.P. Carey priced $350 million in new 5.2% senior notes due 2036 at 99.015% of the principal amount. Proceeds will repay the 4.25% senior notes due October 2026.
-Realty Income (NYSE: O) priced €600 million ($685 million) of 3.625% senior unsecured notes due 2032. The notes were priced at 99.518% of the principal amount for an effective annual yield to maturity of 3.716%
United NX-cess
Brokerage group NX3 Commercial Group announced the sale of a United Supermarkets (Albertsons) in Lovington, NM for $19 million at a 5.9% cap rate. The 49,000 square foot property is subject to a new 20-year absolute net lease with 5% rent increases every 5 years.
